PAT Testing Edinburgh For Landlords

Updated: Jun 29, 2023

Lothian PAT Testing are PAT Testing Edinburgh specialist, spending most of our time testing Landlord provided equipment used in the Edinburgh rental property market.

As a valuable partner to many landlords in Edinburgh & Lothians we provide PAT testing for short terms rentals, long term rentals and HMO (House of Multiple Occupancy).

We would recommend PAT Testing is carried our annually under best practice and at a change of tenancy. Our PAT Testing certificates are electronic, showing the date carried out and our recommended annual re-test date. Although this offers you a great level of safety we also encourage landlords to regularly check electrical equipment giving the tenant a second layer of protection. If you are operating short term rental properties then you can carry this out between changeovers or ask you housekeeper to do this for you.

By asking Lothian PAT Testing to carry out your electrical equipment testing, you are meeting your health and safety obligations as a Landlord and using a company specialised in this field, who only use trained City & Guilds testing and inspection engineers to carry out the testing. We have met many people carrying out PAT testing who have completed a 20 minute outdated online course and either don’t have the correct equipment or understanding to carry out the testing correctly. Therefore if you value your property and tenants safety we would recommend going for the industry standard City & Guilds or equivalent qualified engineer to carry out the testing for you.

In general, the Edinburgh & Lothians rental properties we test comprise of integrated appliances and one or two smaller appliances such as Kettle, Toaster and Lamps. Therefore we offer an affordable fixed cost for doing this. In the event that you have a holiday let or HMO property and provide more electrical equipment then we can offer a price per item to cover the increased number of electrical appliances.

Unlike a lot of business out there we also test your integrated electrical appliances (not just portable ones). As lets face it most property appliances are integrated these days and these shouldn’t be forgotten. If we can’t access the plug for the appliance or reach the spur then we will carry out a limited electrical test for these items.

If we are able to remove the appliance safely, such as an integrated oven to access the plug or spur we will test correctly in accordance with the IET Code of Practice. This will also allow our engineer to see if the appliance has been installed correctly.

On occasions there may be a situation where a decision has been made not to pull out an appliance as it may damage flooring or surroundings and this will be marked down on the certificate showing a limited test has been carried out due to being a fixed appliance.
