Landlord PAT Testing West Lothian

We specialise in performing Landlord or Letting Agent rental property PAT Testing / Landlord PAT Certificates. Although based in West Lothian we have a network of existing customers spread around West Lothian and Edinburgh areas who we perform landlord PAT testing on behalf of.

The Health & Safety Executive states that 25% of all reportable electrical accidents involve portable appliances. In addition to this the Electricity at Work Regulations (1989) place a legal responsibility on employers, employees and self-employed persons to comply with the provisions of the regulations and take reasonably practicable steps to ensure that no danger results from the use of such equipment. This in effect requires the implementation of a systematic and regular programme of maintenance, inspection and testing. The Health & Safety at Work Act (1974) places such an obligation in the following circumstances: 1. Where appliances are used by employees. 2. Where the public may use appliances in establishments such as hospitals, schools, hotels, shops etc. 3. Where appliances are supplied or hired. 4. Where appliances are repaired or serviced.

With these regulations in place you can see how it is important to ensure you have a regular PAT testing programme in place to examine and electrically test your portable appliances. Whether you are a business with 100 employees or a landlord with just one tenant occupying your property.

The UK Provision and Use of Work Equipment Regulations 1998 (PUWER) states at Regulation 4(1): “Every employer shall ensure that work equipment is so constructed or adopted as to be suitable for the purpose for which it is used or provided.”

The Electricity at Work Regulations 1989 states at Regulation 4(2): “As may be necessary to prevent danger, all systems shall be maintained so as to prevent so far as reasonably practicable, such danger.”

This means that employers (and the self-employed) must ensure that all electrical work equipment is safe, suitable for the purpose and properly maintained in good order.
