What Landlord Safety Certificate & How Often

Lothian PAT Testing Scotland have just carried out another Landlord PAT Test for a property in Broomhouse, Edinburgh. The second floor flat required PAT testing of its major appliances such as fridge, washing machine and cooker. Whilst on site we notified the Landlord of the need for a legionella risk assessment to be carried out and we provided this service also whilst on site. Often we find that when landlords are renting out properties directly to the tenant and not through a letting agent they are not 100% certain what safety certificates they require. Also how often they require them. We have visited rental properties this year that have had no PAT Tests, EICR, Legionella, Gas Cert or EPC previously performed and have been renting the property to the tenant directly for over 10 years !
Also we have attended many Landlord properties who think the PAT test of appliances is all they need and not aware of the need for an EICR !
We can provide 2 of these services directly and have contacts in the industry who can provide the others if needing assistance. Whilst on site carrying out Landlord PAT testing we always ask if they have the other safety certificates as more often than not they don't purely from a lack of knowledge of what is required.
